Real Estate Report for Daniel Island – August 2010

Below is the statistical report for last month. Per MLS stats, sales are up over 70% from this time last year! That’s great news for those of us who call DI home.

For my fence-sitting friends, there are still some very good deals available. But, per the data above, our market is steadily improving and the really good deals are getting harder and harder to come by. Speculative building of custom homes has been virtually non-existent for the last three years. It seems that most short sales and foreclosures on Daniel Island have already surfaced (or been identified)  and I don’t see too much “shadow inventory” out there in our limited market.  Of course, I can’t predict the future.  BUT… I’ve been doing this for quite a while and the indicators seem encouraging. I feel that, on Daniel Island, we’ll return to a normal market fairly soon.

I can feel it coming…

I can smell it in the air… spring must be right around the corner! After an inexplicably cold winter (don’t laugh, my northern friends!!), the cherry blossoms are blooming, doves are making nests, and I am SO excited.

These little guys are nesting outside our office window. Of course you’ll notice that the photo is so much better than my usual photos since it was taken by Pat Stuckart (our IT guy at my office) with his amazing talent (and amazing camera)!

Colin is so excited about playing golf with Chad again! They haven’t been out on the course together in a while. I have a feeling that they’ll be out there this week, now that the weather is so nice. It’s hard to keep a six-year old engaged for a round of golf but Colin really enjoys the fresh air and time with Dad.

Spring “things” are happening all around. The Charleston Food and Wine Festival was last weekend and all around Daniel Island there is evidence that the Family Circle Cup is close at hand. I don’t know a whole lot about tennis but I love the excitement that the tournament brings to our neighborhood each year.

Yesterday I got to have lunch here on DI with a dear friend at Laura Albert’s Tasteful Options. We sat outside and enjoyed the beautiful weather. It was a welcome break during a busy day!

And, of course Miles got to enjoy the nice weather too!! Spring, I’m so thankful that you’re here 🙂

I’m so excited! It’s a beautiful day today and the sun is shining. I’m at the office getting caught up on a few things and this is the view from my office window:

When I left home, Davis asked me to take a photo of him and Miles. He was in a great mood today! We got to Skype with my parents this morning which absolutely made Davis’s day. He has a special relationship with his Papa and misses him very much. Here’s the photo I took:

I’m heading out shortly to show one of my favorite houses on Daniel Island to some dear friends. I think that it could be perfect for them!

Good News about the Charleston Real Estate Market

Residential Real Estate Sales Increase Again in December
Median Sale Prices at Annual Peak
 
CHARLESTON, SC—(January 12, 2010) Rounding out a year of stabilization, 618 residential real estate sales in December shows an increase of 30% when compared to sales one year ago today.  The $195,534 median home price reflects the peak of prices in 2009 and a slight 2% increase over December 2008.   December 2008 posted 476 total closings, with a median sale price of $191,600.
 
Several months of strong sales, prices that are growing at a sustainable rate and decreasing inventory are excellent indicators that a Charleston market recovery is underway.  “Last December, we were looking at a 33% drop in sales and a 9% decrease in median prices from December 2007.  We’re in a much more positive place at the end of 2009, actually seeing market increases.  While we don’t anticipate tremendous growth in 2010, we do expect to see continued steady growth over the next year”, said CTAR President, Jeremy Willits.

Bittersweet

Well, I’m gearing up to head back to work soon.

I have loved this unencumbered time with all three of my boys. I realize how blessed I am to have a career that I thoroughly enjoy and that my office is five minutes from home. My assistant Heather has been amazing in my absence but I know she’ll be glad to have me back in the office!

I’ve actually enjoyed working from home more than I imagined. With today’s technology, I haven’t missed a beat! My iPhone and laptop are all that I need unless I’m meeting face to face with clients and, truth be told, I think I’ve been more productive working in my home office without the distractions inherent to my real office!

That said, I will miss spending every minute with my little baby Miles…

Beekman Point Information

I’ve uploaded photos of the Beekman Point homesites in the post below. These were taken on my iPhone so it’s difficult to get a true picture of how spectacular several are. ZB07-ZB09 have expansive views of the Wando River and most have beautiful marsh views. ZB04-ZB13 front to a beautifully landscaped park (currently being installed). There is also a quiet walkway that leads to a wooded area with river views. This greenspace is for all to enjoy and meanders down a path between ZB06 and ZB07.

The Fed has announced a major expansion of its mortgage-backed security purchase program by $750 Billion.

Thought you’d find this interesting. We’ll have to see how the mortgage rates react to this news:

For immediate release

Information received since the Federal Open Market Committee met in January indicates that the economy continues to contract.  Job losses, declining equity and housing wealth, and tight credit conditions have weighed on consumer sentiment and spending.  Weaker sales prospects and difficulties in obtaining credit have led businesses to cut back on inventories and fixed investment.  U.S. exports have slumped as a number of major trading partners have also fallen into recession.  Although the near-term economic outlook is weak, the Committee anticipates that policy actions to stabilize financial markets and institutions, together with fiscal and monetary stimulus, will contribute to a gradual resumption of sustainable economic growth.

In light of increasing economic slack here and abroad, the Committee expects that inflation will remain subdued.  Moreover, the Committee sees some risk that inflation could persist for a time below rates that best foster economic growth and price stability in the longer term.

In these circumstances, the Federal Reserve will employ all available tools to promote economic recovery and to preserve price stability.  The Committee will maintain the target range for the federal funds rate at 0 to 1/4 percent and anticipates that economic conditions are likely to warrant exceptionally low levels of the federal funds rate for an extended period.  To provide greater support to mortgage lending and housing markets, the Committee decided today to increase the size of the Federal Reserve’s balance sheet further by purchasing up to an additional $750 billion of agency mortgage-backed securities, bringing its total purchases of these securities to up to $1.25 trillion this year, and to increase its purchases of agency debt this year by up to $100 billion to a total of up to $200 billion.  Moreover, to help improve conditions in private credit markets, the Committee decided to purchase up to $300 billion of longer-term Treasury securities over the next six months.  The Federal Reserve has launched the Term Asset-Backed Securities Loan Facility to facilitate the extension of credit to households and small businesses and anticipates that the range of eligible collateral for this facility is likely to be expanded to include other financial assets.  The Committee will continue to carefully monitor the size and composition of the Federal Reserve’s balance sheet in light of evolving financial and economic developments

As you can see, the roads are still under construction and the park areas are not yet installed. It is FREEZING today!! My thermometer said that it was 30 degrees. The sun is shining brilliantly and it looks warm but it is icy cold. Charleston in March? Who would have thought it would be so cold. We’ve lived here for almost 10 years and are astonished…

Well, the stock market dropped 300 points yesterday. Like everyone else, Chad and I are wondering what to do. Since we are relatively young, we’ll leave our money where it is and pray that the market recovers before we really need to access it. I feel bad for people who are my parents’ age and who have been counting on their portfolios in order to retire in the next 10 years. Maybe the economy will bounce back faster than we anticipate and they will be able to follow through with their plans.

However, new listings are still far outnumbering the amount of sales which leads to excess inventory. Excess inventory translates into a sluggish market. Until we can work through some of the existing inventory and get to a healthy level of supply and demand, we’ll be in a buyer’s market.

For buyers, that is a very good thing! For those who have to sell — it’s not so good.
